Funding criteria for Commercial Business Loan Programs using Real Estate as Collateral:
- Amount of loans range from $50,000 to $2 MM – This line is increasing as well as expanding in all 50 States
- LTV Max of 70% on improved property, max of 50% for land
- Property Value – All property must be worth more than $200,000
- Property Location – 50 State
- Land Restriction – Max LTV is 50%
- Loan Terms – 1-5 Year Term with a 20 year amortization schedule is most typical (Larger deals and specialty financing options are available and addresses on a case by case basis)
- Payments – Monthly payment programs
- Interest Only – We can offer Interest only payment plans with a balloon payment at end of term
- Lien Position – Our lien must be the first lien on the property – we can payoff existing lien and cash out additional capital for business purposes if value is there to support program
- Appraisal – Generally required on all loan programs. BPO is not accepted
- Rates – Rates can vary depending on the client, property and type of property
- Cashflows – We can work with borrowers regardless of current cashflows
- Credit of Borrower – We will work with any borrower with property to serve as collateral
